1. M&A and strategic transactions
Discover which deals made the headlines for M&A and large deal activity over the last couple of years. There has been a trend towards partial stake acquisition activity and IPO activity. Interest in the alternative real estate sectors has translated into more significant deal flow, with much of the activity coming from M&A and platform deals with this trend likely to grow.
2. Public capital markets
Strong performance of REITs in 2019 across the region has resulted in lower volumes of REIT take-privates and M&A activity has shifted towards managers and operating platforms. REITs in Asia Pacific have also raised record levels of both equity and debt.
3. Private capital markets
Capital raising for close ended funds was lower than previous years following a 10 year high. Private funds however, have been the most prolific investors in 2019, acquiring over US$58 billion of assets in Asia Pacific.
4. Direct capital markets
Deal sizes are getting bigger and cross-border investors dominate the top end of the market. Through joint ventures, investors are looking to access exposure to various strategies and direct marker transactions of alternative real estate has more than doubled in three years.
5. Debt markets
Interest rate shifts are impacting the lending environment.
